The Clark + The Dakota at Cherapa Place

Cherapa Place is a seven-acre mixed-use development located along the east bank of the Big Sioux River in Sioux Falls, South Dakota. Designed as a vibrant urban hub, the project includes office space, residential buildings, retail, dining, and public gathering areas.
ISG collaborated with developer Pendar Properties on the master plan, with a focus on delivering high-quality, efficient structural solutions for the site’s diverse building types. One of the standout structures in the development is The Clark Lofts, a six-story residential building offering 124 units.
The Clark was designed with a modern structural system incorporating cross-laminated timber (CLT) panels supported by glulam beams and columns. This mass timber approach not only provides strength and durability but also supports faster construction timelines and reduces the building's embodied carbon. The exposed timber elements enhance acoustic performance and bring a natural material palette to the interior.
Our team provided engineering support for the integration of the CLT system and ensured code compliance, connection detailing, and coordination with other disciplines. The structure also includes outdoor spaces and a central courtyard designed to accommodate foot traffic, landscaping, and site loads, contributing to an overall cohesive and resilient framework.
By using mass timber strategically within a mixed-use setting, Cherapa Place exemplifies how modern construction techniques can meet both performance and sustainability goals in an urban environment.
